My team will lock up the contracts and do the MAJORITY of heavy lifting to get the deals to the finish line. If you want, we can keep you involved in the process so you can learn and make decisions together.

The formula to determine our Max Allowable Offer is 90% of CCV (Current Condition Value). This is the price it will get an offer for with doing little to no work on it on the MLS in 30 days. Then minus at least $30k (for our profit).

HOW MUCH WILL I GET PAID?

JV split is 30% (you) / 70% (us).

Any money that needs to be spent for minor cleanup, helping the seller move, or repairs required by the lender to close the deal, we can either split the cost 50/50 or the party that pays alone will get their money back plus their money again (as a return on risking their capital in the time of need to get the deal done).

Yes! We convert the cash/creative deal into a novation. There is extra paperwork associated with this which we'll handle completely.

How much in repairs will you do?

We try to list houses that need $5,000 or less in repairs or cosmetic updates. Anything over that will need to be on a case by case basis but please submit any lead you have so we can review.

How many days on market do you typically see?

Like with anything in real estate, days on market varies by region and how hot the market is in the area. We partner with the best realtors to maximize each listing so days on market is as little as possible.
